The slant of the sill downwards prevents water from pooling, for instance, which makes the wood more resistant to rot. The Estate Agency Industry Takes Desperate Measures

February 1st, 2011 No comments

We’ve been reading some interesting press releases this week. At first glance, they may not have much to do with each other, but we dug a little deeper and discovered a common thread.

From an overall perspective, two stories – both dated January 14th, stand out: the first being the announcement from the National Association of Estate Agents that December 2010 saw the lowest number of property sales for eight years. Of course, Christmas and the weather conditions had something to do with it, but for every seven properties sold in November, only four changed hands in December.

The other story released that day concerns the drop of over 7% in mortgages granted from 1.3 million in 2009 to 1.2 million in 2010, as outlined in a joint report from the Mortgage Advice Bureau and co-authors the Coreco Group.

Hardly the most inspiring news to kick off the New Year, so let’s move on to something completely different but, as we’ll see, not completely unrelated.

Tower Hamlets Council has cracked down on illegal for sale and sold boards by writing warning letters to all local property firms. These illegal signs being the numerous boards that are left up long after a property has sold or let or indeed boards that are erected spuriously as nothing other than ‘fly posters’.

Or how about this story, from “Estate Agent Today”, concerning a little bit of competition between two agencies up in Bushey, in Hertfordshire? It seems the Advertising Standards Agency had to be called in when it received a complaint from the Claret estate agency because they were unhappy at fellow agency Imagine’s claim that they were the ‘Number One’ agency in the area. The ASA upheld that complaint, but somebody should warn them to expect another one soon. Imagine’s new promotional strategy now includes advertisements that describe Claret as ‘… the most unpleasant little reptile we have ever had the misfortune to cross swords with …’ and ‘… a horrible little weasel.’ We can’t wait to see what happens next.

So how are these stories linked?

With transaction levels now down to 575,000 a year – half those seen in the property heyday of 2006/7, when house sales had been rising for the previous decade – saying the property market has weakened is somewhat of an understatement. This is not good news for the thousands of estate agencies that sprang up in High Streets up and down the country. You know the ones – you see the shopfront and think “I’ll just pop in for a quick Pinot Grigio” only to find it’s not the winebar it looks like at all. When there was a turnover of one home in sixteen being bought and sold every year, there was some justification for putting up all those bijou faux-winebar shopfronts. But now that turnover’s dropped to just one in thirty properties per year, what used to be good-natured competition between agencies is starting to turn into out and out warfare. And with good reason: with more than twelve thousand agencies fighting each other for any of the very few commissions available these days, things have started to get rough.

The combination of low sales versus too many estate agency branches is causing ever more stress amongst the shiny suits who, evidently, are fly posting, publicly squabbling and God knows what else in what for many are survival tactics plain and simple. Desperate measures in desperate times.

There are more fireworks to come from the estate agency industry if the market continues to challenge as looks likely. Servicing record stock levels, much of it over priced, dwindling buyers, reluctant mortgage lenders, steep High Street rents, compensated by just three or four monthly sales per branch, is a recipe for the traditional but outdated model of multiple offices charging sky high, percentage related commissions to be overtaken by a new approach. Watch this space. It happened to airlines, travel agents, and the insurance industry, grocery shopping and betting. Estate agency is next in line for the online revolution. And as with all those other fresh business concepts that have adopted the world wide web as their new basis, the consumer is set to save a fortune.

And why shouldn’t it work for estate agents? Operating on the internet is a lot less expensive than renting a High Street office that looks more like a winebar from the outside, and that can only benefit both housebuyers and estate agents. They might even pop back into their old office at the end of a busy day for some Chablis and canaps … because – with any luck – it’ll now be a real wine bar.

eMoov.co.country makes it easy for you to sell your house on the internet. You can sell your home quickly and with the benefit of cheap estate agents fees. All properties are displayed on all ten of the busiest property websites in the country such as Rightmove and Prime Location. Plus as online estate agents, their low cost service reaches millions of people 24/7.. Unique version for reprint here: The Estate Agency Industry Takes Desperate Measures.

How Sash Windows Have Changed Over Time

December 7th, 2010 No comments

Sash windows have been a popular architectural feature in Britain since the late 17th Century and the design of the window has been modified over time as the technology and building materials available have improved. Original sash windows can still be seen on historic buildings. Through the historical development of the sash window a lot can be learned about cultural history and crafts.

The very earliest type of sash windows were known in Europe as early as the 13th century, however, these primitive windows had no glass in them. Glass became more viable in 16th Century Europe and the sash design became increasingly preferred over the older casement windows. During the 16th century, too, the horizontal sliding sash gave way to the vertical sash which was balanced with a simple system of weights and pulleys.

It was in the seventeenth century that this particular design of window made its way to Britain and began to be used in the homes of those who could pay the high prices involved. To have a sash window became a status symbol that said a lot about the size of the owner’s bank account.

Early sashes had numerous panes of thick glass and would have been extremely heavy to open. However, as methods of glass manufacture improved to be able to produce larger panes of lighter glass, the number of individual panes is seen to reduce. After the tax on glass was removed in the mid 1800s, architects were even less restricted and some windows from the period following this having only one or two panes of glass.

The basic appearance of the sash window remained the same through most of the 18th and early 19th centuries with the most popular form being the “six over six” window. This featured two sliding frames, one over the other, and containing six panes of glass each . In the early 1700s, designers favoured an arch over the top of the light, but this reverted to the rectangular shape in the latter part of the era. Hidden boxes recessed into the window frame to hold the mechanism were developed later without altering the outward appearance of the window.

In the first quarter of the nineteenth century, some home owners liked to show how much they could afford by installing windows with a single very large pane, bordered with small rectangles of glass in what became known as a typical regency window. This fashion lasted for a couple of decades.

In the later eighteen hundreds such large panes of glass were being increasingly used that it was necessary to extend the outer edges of the supporting frames to secure them. These extended “horns” can be still be seen on many sashes from this era. Some architects of the late nineteenth century also reverted to using smaller panes of glass in conscious emulation of more historical designs.

Since the nineteenth century, window manufacturing continued to evolve and the material needed became cheaper to produce. With less restrictive laws governing the placement, shape and size of windows, architects became free to choose from a range of historical styles to suit the look of each building, sometimes deliberately copying the designs of previous times.

By looking at a sash window it is possible to approximately date a property as well as to guess at the type of person who built it, their wealth and influence and their personal preference. Changes in the economic and civil life of Britain have all influenced the historical development of the sash window.
